Offer document disclosures must be complete; advertisements must equally present risk factors and accurate highlights. The REIT offer document must contain material, true, correct and adequate disclosures, include information specified in Schedule III and Board guidance, avoid misleading or untrue statements, and not provide guaranteed returns. Advertisements must not be misleading or extraneous; if they highlight positives they must present risk factors with equal prominence including print size, and must conform to the offer document and Board circulars or guidelines.
