Schedule V requires a full valuation report to identify the valuer, state valuation bases, methodologies, key assumptions and standards, and describe market conditions. For each property it requires address, title and ownership details, physical characteristics and pictures, use and area metrics, occupancy or stage of construction and statutory approvals, encumbrances and rights, nature and percentage of REIT interest, inspection and valuation dates, investigation extent and data sources, past valuations and purchase price (where applicable), detailed valuation calculations, ready reckoner rate, approvals and clearances, estimates of repairs, revenue pendencies, material litigations and hazard vulnerabilities, and a declaration of the valuer's competence and independence.
