Physical verification of registered office required; registrar may inspect, document, photograph premises and seek representations before removal.
Rule 25B requires the Registrar to physically verify a company's registered office based on MCA21 information, visiting with two independent local witnesses and, if necessary, local police. The Registrar must bring MCA21 filed supporting documents, cross verify them against documents obtained and authenticated at the premises, take a photograph, and prepare a prescribed report listing company identity, location, persons met, documents attached (agreement/ownership/rent/NOC, photograph, self attested ID) and remarks. If the office cannot receive communications, the Registrar must notify the company and directors of intent to remove the company from the register and invite representations within thirty days.
