    <description>Section 17 of the Code of Civil Procedure permits one suit for immovable properties in different jurisdictions only where the dispute is based on the same cause of action and the properties form a single subject of controversy. Where the pleadings disclose distinct transactions, different defendants, and separate causes of action, the claims cannot be clubbed in one composite suit merely because they concern immovable property. Order II Rule 2 does not allow joinder of different causes of action, and Order II Rule 3 permits joinder only against the same defendant or jointly liable defendants. On that basis, the suit relating to the Mumbai property was not maintainable in the Indore court, and the appeal was dismissed.</description>
