    <description>A duly executed and registered mortgage deed cannot be varied by prior negotiations, conversations, or an inadmissible unregistered writing. Although a contemporaneous lease formed part of the same transaction, it had to be read consistently with the mortgage deed&#039;s express terms: the profits were to be taken in lieu of interest, and the arrangement could not be recast as a simple mortgage carrying interest. On compensation for diminution of security, Section 65(a) of the Transfer of Property Act, 1882 was held inapplicable retrospectively to a mortgage executed before the Act commenced, so no compensation was payable.</description>
