If the tenant in exclusive occupation is forcibly dispossessed by a third party, that dispossession is treated in law as dispossession of the landlord, allowing a suit for immediate restoration of possession without a regular title action. The tenant is not a necessary party to such a suit, although impleadment may be proper. Non-joinder of the tenant does not, by itself, defeat the landlord&#039;s possessory claim.</description>
