Builders can only levy GST if they decrease apartment prices by factoring in input credits. The GST Council extended a 12% concessional GST rate to the Credit Linked Subsidy Scheme (CLSS) to boost affordable housing. However, the effective rate drops to 8% after land cost deductions. Builders have enough input tax credits to cover GST without charging buyers. The CLSS now offers interest subsidies and an 8% GST rate for eligible buyers.
