It excludes the area covered by external walls, service shafts, exclusive balconies or verandahs, and exclusive open terraces. However, it includes the area covered by internal partition walls. The terms 'exclusive balcony or verandah area' and 'exclusive open terrace area' denote spaces appurtenant to the net usable floor area, intended for the exclusive use of the allottee.
