Before 31-03-2019, can i pay 12% on some flats which are upto 60 sqm and 18% on remaining flats which are in the same building?

GST rate option must be exercised once per project; hybrid application across flats in the same building is not permitted. For ongoing projects a one time option exercised by the taxpayer applies to the whole project; the chosen GST treatment (either the treatment without entitlement to input tax credit or the treatment permitting input tax credit) must be applied uniformly to all units and a hybrid application across flats in the same building is not permitted. Yes sir, I selected previous option only. In that case can i pay 12%(Effectively 8%) on some flats and 18%( Effectively 12%) on remaining flats?

For ongoing projects you are to follow your option exercised. It is one time option for the whole project.You are to stick to your option for the whole project. It is 8% without ITC or 12% with ITC. You cannot adopt hybrid procedure.
