Registration of an InvIT requires the Board to verify mandatory eligibility: a registered trust deed with InvIT as the main objective; separate designated sponsor(s), investment manager and trustee; sponsors and sponsor groups meeting net worth and track record requirements; an investment manager satisfying capital, experience, staffing, independence, Indian office and contractual obligations; a project manager appointed under a project implementation agreement; a registered, independent trustee with adequate resources; governance rules on unit class, nominee director rights and stewardship; fit and proper status; and disclosure of proposed activities and prior regulatory history.
